Bengaluru is not one rental market but many: who rents, what they expect and how a tenancy runs can change from one neighbourhood to the next. Areas near the technology corridors tend to draw professionals moving for work, often into gated apartment communities; older central areas mix independent houses, builder floors and apartments; and the newer suburbs bring homes being let for the first time. This guide describes ten neighbourhoods owners often ask about, in general terms, and the routine that works in all of them.

East Bengaluru
Whitefield
Much of Whitefield's growth has followed East Bengaluru's technology parks, and much of its rental demand still comes from the people who work in them. The metro reached Whitefield (Kadugodi) in 2023. Many rental homes are apartments in gated communities, with villas and independent houses in the older pockets. Tenants are often professionals moving for work, sometimes with families, so a well-documented move-in and a clear handover matter at both ends of the tenancy. Along the Outer Ring Road
Bellandur
Bellandur sits on the Outer Ring Road, among a long belt of technology parks. Rental homes are mainly apartments in large high-rise communities, and many tenants work along the Outer Ring Road and value a short commute. Tenancies here often follow jobs, so keep the inventory and condition record current between tenants, and expect applicants to look for a home that is ready to move into. HSR Layout
HSR Layout is a planned layout in South-East Bengaluru, close to the Outer Ring Road, and home to many start-ups and young professionals. Its sectors mix independent houses, builder floors and apartment buildings, so two homes on the same street can need very different care: a house or a floor may come with its own water tank, pump and terrace to look after. Sarjapur Road
Sarjapur Road is a long corridor of newer apartment projects and gated villa communities, within reach of the Outer Ring Road technology parks. Many homes here have only recently been handed over and are being rented for the first time, which makes the first move-in record especially important: it becomes the baseline every later handover is checked against. Close to the centre
Koramangala
Koramangala is central, lively and long associated with the city's start-up scene. Homes range from older independent houses to builder floors and apartments, and demand comes largely from young professionals who value the location. Indiranagar
Indiranagar sits close to the centre of the city, on the Purple Line metro. Electronic City
Electronic City is a long-established technology hub in the south of the city, reached along the Hosur Road elevated expressway and, since August 2025, by the Yellow Line metro between RV Road and Bommasandra. Rental homes are mostly apartments in large residential complexes across Phase 1 and Phase 2, and many tenants work in the campuses nearby. Hebbal
Hebbal sits at a major junction in North Bengaluru, on the road to the airport and close to Manyata Tech Park. It has a number of newer, premium apartment communities, and many tenants work in North Bengaluru's technology parks. Yelahanka is an established satellite town in North Bengaluru, on the way to Kempegowda International Airport. It has independent houses in its older parts and newer apartment communities around them, and it draws families as well as professionals working in the north of the city. Choosing between neighbourhoods as an owner
If you already own a home, the neighbourhood is decided; what you can choose is how you present and run it. Match the furnishing and the condition to the tenants the area draws, and price against what is available nearby, not against another part of the city. What stays the same in every neighbourhood
Neighbourhoods differ, but the work of a well-run tenancy does not. Wherever the home is:
- price it against comparable homes that are actually available, not against old asking prices;
- screen every applicant the same way, and make the final decision yourself;
- put every agreed term into the written agreement;
- record the inventory, condition, meter readings and keys at move-in;
- follow up the rent every month, and confirm and receipt every payment;
- track repairs from report to completion;
- inspect the home during the tenancy, with photos you can check later;
- settle the move-out against the move-in record.
