Whitefield is an established suburb on Bengaluru's eastern edge that grew around the city's technology parks, and it now offers mainly apartments in gated communities, with villa developments and older independent houses. It suits people who work in East Bengaluru and want community living close to the office. It is on Namma Metro's Purple Line, whose stretch from Krishnarajapura to Whitefield (Kadugodi) opened in March 2023, and on the railway line towards Bengaluru Cantonment. This guide covers where Whitefield is, the homes you will find, getting around, who it suits, and what tenants and owners should check. It leaves out rents and prices, which change too quickly to print; compare homes that are actually available today.
Where Whitefield is and how it grew
Whitefield lies in East Bengaluru, beyond Krishnarajapura (K R Puram) and Mahadevapura. Its modern growth followed the technology parks and offices built here; a Ministry of Railways announcement in 2018 described it simply as an IT hub. Apartment complexes, villa communities, schools, hospitals and shopping followed the offices, and Whitefield now runs into neighbouring areas such as Kadugodi, Hoodi and Brookefield and the roads towards Varthur.
Much of the newer housing is in large planned communities, and that shapes everyday life here: for many residents, the association, its rules and its facilities matter as much as the flat itself.
The homes you will find
- Apartments in gated communities, from mid-sized complexes to large high-rise developments with clubhouses, security and shared facilities. Most rental homes in Whitefield are apartments.
- Villa communities: independent houses inside gated developments, with shared security and amenities.
- Independent houses and older buildings in the older pockets, which may come with their own water tank, pump and terrace to look after.
- Furnishing ranges from bare to fully furnished, and the more a home includes, the more the inventory matters at both ends of a tenancy.
In a gated community, the association's rules are part of the tenancy: move-in timings and charges, parking, visitors and deliveries, pets, and how maintenance charges are billed. Read them before you sign a lease or let a home.
Getting around
Metro. Whitefield is on Namma Metro's Purple Line. Phase 2 of the Bangalore Metro project extended the Purple and Green Lines of Phase 1, and on 25 March 2023 the 13.71 km stretch from Krishnarajapura to Whitefield (Kadugodi) was inaugurated, according to the Press Information Bureau. Check the BMRCL website for the current route map, stations and timings before you count on a station.
Feeder buses. BMTC runs metro feeder routes from stations in the area, including Whitefield (Kadugodi), ITPL and Hoodi, which can cover the last stretch between a station and home; check the current routes before relying on one.
Rail. The railway line from Bengaluru Cantonment runs through Bengaluru East, Baiyappanahalli, Krishnarajapuram and Hoodi to Whitefield station, a stretch for which the Ministry of Railways sanctioned two additional lines in 2018 to ease congestion.
Roads. Whitefield Main Road and ITPL Main Road carry much of the local traffic, with links west towards K R Puram and Old Madras Road, and south-west through Marathahalli to the Outer Ring Road. Short distances can be slow at peak hours, so judge any commute by making it at the time you would actually travel.
Who Whitefield suits
- People who work in Whitefield or along East Bengaluru's technology corridor, for whom a short commute matters most.
- Families looking for gated-community living with shared facilities and security.
- People moving to Bengaluru for work who want a home that is ready to move into.
It suits less well if you will commute daily to the far south or west of the city at peak hours; try that journey before you commit. How to find a rental home in Bengaluru explains how to shortlist areas by the commute you will really make.
Renting in Whitefield: what tenants should check
| Check | Why it matters |
|---|---|
| The commute at peak time | Distance on a map says little about a weekday evening |
| Water supply | Ask whether the building relies on piped supply, borewells, tankers or a mix, and how water is billed |
| Power backup | What keeps running during a power cut, and whether backup is charged separately |
| Association rules | Move-in slots and charges, parking, pets, visitors and deliveries |
| Maintenance charges | Who pays the association, and whether the rent includes it |
| Furnishing and inventory | What stays in the home, its condition, and that every item is listed |
| The agreement | Rent, deposit, notice, repairs and what needs the owner's approval |
Questions to ask before you rent a flat turns this into a full list for your visits, and documents you need to rent a home covers the paperwork. Homes listed on Nest Partners are on the find a home page, with visits that are request-and-confirm; you can also browse flats for rent in Bengaluru. Tenants pay no brokerage fee on applicable Nest Partners-listed residential homes, although stamp duty, registration and similar charges may still apply.
Letting in Whitefield: what owners should plan for
- Job-led demand. Much of the rental demand comes from people who work in the area's technology parks, so tenancies often begin and end with job moves. Keep the home ready to let and the move-in record thorough, because handovers come round regularly.
- Community rules. Build move-in charges, parking and maintenance billing into your terms, and give the tenant the association's rules before anyone signs.
- Upkeep. A flat in a well-run community still needs its own care: appliances serviced, seepage checked before and after the monsoon, fittings kept in repair. The year-round maintenance calendar sets out what to do when.
- Owners who live elsewhere. If you live in another city or abroad, plan for rent statements, repair approvals and inspection reports you can see from a distance; the NRI landlord checklist covers the paperwork.

Common questions
Is Whitefield on the Bengaluru metro?
Yes. Whitefield (Kadugodi) is on Namma Metro's Purple Line, and the stretch from Krishnarajapura opened in March 2023. Check BMRCL for current stations and timings, and for the station nearest the home you are considering.
Is Whitefield a good choice if I work on the Outer Ring Road?
It depends on where on the Outer Ring Road you work and when you travel. Some offices are a short drive away and others are a long peak-hour journey, so make the trip from the building you are considering at the time you would actually commute.
What should I ask about water before renting in Whitefield?
Ask where the building's water comes from (piped supply, borewells, tankers or a combination), how water is billed to residents, and whether supply has been interrupted in recent summers. The association or the current residents usually know.
